Job Description



Essential Duties & Responsibilities:
 Ø  70% - Manages and directs facility operations. Oversees the planning of equipment and building maintenance.
§  Visually inspects and test furniture, fixtures and equipment.
§  Conducts preventative maintenance as scheduled on equipment.
§  Installs and repairs plumbing fixtures.
§  Maintains facility grounds.
§  Repairs and maintains physical structures of the building.
§  Dismantles defective furniture, fixtures and equipment and installs new or repaired parts.
§  Diagnoses problems or repairs of furniture, fixtures and equipment.
§  Install and repair electrical apparatus such as transformers and wiring, electrical parts, and electronic components of furniture, fixtures and equipment or the facility.
§  Assemble, install and maintain furniture systems.
§  Informs Facility Manager of potential hazards at a location.
§  Legibly fill out maintenance reports, incident reports and time sheets.
§  May be required to maintain logs and records of activities.
§  Maintains facility security systems.
§  Manages outsourced security and janitorial services.
§  Submits requisition for expenditures.
§  Implement best practices for cost savings for site expenses such as utilities and other facilities costs.

§  Plans, budgets and schedules facility modifications including estimates, bid sheets, layouts, contacts, and labor/material
 requirements.

Working Conditions and Physical Requirements:
Ø  Answers telephone calls, uses personal computer and other business machines extensively, which requires the ability to apply finger dexterity. Individual bends, reaches, pushes and pulls file drawers to file records and reports.
 
Ø  Equipment Used:  Requires use of standard office equipment and PC/VDT, mouse, and various peripherals. Equipment requires involved set-up, adjustments and operational procedures (e.g. word processing equipment, personal computers, scanners and digital copier/printer). May operate forklift with proper licensing. May operate various power hand tools.
 
Ø  Physical Requirements:  Medium work: Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
 
Ø  Physical ActivitiesTalking - Expressing or exchanging ideas by means of the spoken word; those activities where detailed or important spoken instructions must be conveyed to others accurately, loudly or quickly. Hearing - Perceiving the nature of sounds at normal speaking levels with or without correction, and having the ability to receive detailed information through oral communication, and making fine discriminations in sound.  Repetitive Motions - Making substantial movements (motions) of the wrist, hands, and/or fingers.
 
Ø  Visual Acuity:  The worker is required to have visual acuity to perform an activity such as: operating machines such as lathes, drill presses, power saws and mills where the seeing job is at or within arm’s reach; performing mechanical or skilled trades tasks of a non-repetitive nature such as ones by carpenters, technicians, service people, plumbers, painters, mechanics, etc.
 
Education and/or formal training:
Ø  High school diploma, GED or equivalent combination of education and related experience is required.
Ø   Electrical, plumbing and HVAC preferred.
 
KSAs Common to All JDs:
Ø  Fluent in verbal and written English.
Ø  Able to multi-task, have demonstrated organizational, detail orientation, prioritization skills and time management skills to ensure that work related activities are completed in an accurate and timely manner.
Ø  Ability to work effectively in a team oriented, high demand and fast paced environment. 
Ø  Ability to maintain high level of confidentiality and work with highly sensitive data and information.
Ø  Solid communication skills to effectively deal with various levels of management, staff and/or outside contacts.
Ø  Demonstrated interpersonal skills to work effectively in a team environment and maintain a professional and positive manner.
Ø  Effective listening skills to ensure understanding of instructions and directions and effectively communicate progress and problems to co-workers and management.
Ø  Familiarity a variety of office equipment, standard software packages and application and use of personal computers to include the Microsoft Office suite of products.
 
KSAs Non-exempt related positions:
Ø  Must have basic reading and writing skills to be able to count, read instructions and document necessary paperwork.
 
KSAs Job Specific:
Ø  Solid skills in mathematics including the ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals
Ø  Demonstrated problem identification and problem resolution skills used to effectively determine and implement alternative solutions and bring issues to a positive resolution.
Ø  Demonstrated ability to solve complex of problem; gleans meaning from whatever date is available; is a quick study of the new and different; adds personal wisdom and experience to come to the best conclusion and solution, given the situation; used multiple problem-solving tools and techniques.
 
Other position Considerations:

Ø  May be required to work a flexible schedule that provides needed coverage for customer service levels and/or time-sensitive projects. Incumbent must be able to support operations which are opened weekends and evenings.  All employees must be willing to work all shifts, overtime, holidays and emergency shifts as required.
